Our Process

From First Call to Final Handover — Here's How We Work

Every Complex Builders project follows the same proven process — built around clear communication, no surprises and a finished result that exceeds your expectations.

Here's what working with us looks like from day one.

Get in touch by phone, email or through our website contact form. Tell us a little about your project — the type of work you're looking at, where the site is, what stage you're at and when you're hoping to start. We'll get back to you within 24 hours.

Once we've had a chance to review your enquiry, we'll send you a short questionnaire before booking a site visit. It covers your project type, budget range, timeline and where you're at in the process. This means when we do meet, we're already across your project and can make the most of our time together. It also helps us confirm we're the right fit for what you need.

If we're on the same page after the questionnaire, we'll book an onsite meeting. This gives us the chance to walk the property together, understand what you're trying to achieve and give you honest advice on what's possible. We'll talk through any site constraints, consent requirements and realistic budget ranges. No pressure, no sales pitch — just straight answers from 20 years of experience.

If you haven't consulted an architect at this stage, don't worry. We have strong relationships with several of Auckland's best architects and can refer you to someone who will suit your project.

Before any money is spent on drawings or consents, we establish exactly what your project requires. This includes checking your property's zoning under the Auckland Unitary Plan, identifying consent requirements, assessing site conditions and confirming access to services. For subdivision projects we provide a full feasibility report. You'll know exactly where you stand before committing to anything.

We prepare a detailed proposal covering the full scope of work, materials and an indication of cost. We know how important your budget is — this stage gives you a clear picture of costs so you can make informed design decisions before committing to full drawings. We'll also provide an indicative timeline so you can plan ahead, especially important if you're needing to move out during construction.

We walk you through the proposal in person and answer every question before you make any decisions.

Once you're happy with the proposal, your architect completes the full set of drawings required by Auckland Council for building consent — and resource consent where required. At this stage we also complete your full fixed price quotation. This is an in-depth process that takes around four weeks, as we work through every element of the project with our contractors to ensure nothing is missed and every cost is accurate.

We manage all council liaison, engineers, surveyors and planners. You don't need to deal with Auckland Council at any point — we handle everything.

When you accept our fixed price quotation we draw up the contracts and agree on a start date. Closer to your start date we hold an introduction meeting where you'll meet the team who will be working on your project. We'll walk through the build schedule together, confirm when we need your specific selections — materials, fixtures, finishes — and set clear expectations so there are no delays down the track.

Before breaking ground we conduct a full site induction. We walk the site together, explain what's happening at each stage and introduce you to the team. Civil works and site preparation begin — earthworks, drainage, foundations and infrastructure. Everything is in place before a single wall goes up.

Construction begins on your project. You'll have regular site meetings throughout the build — at key milestones including frame completion, lock up, fit out and practical completion. These meetings are your opportunity to see the changes as they happen and stay fully across progress.

If you want to make any changes to the plans during construction, let us know as early as possible — changes mid-build affect budgets and timelines and we'll always keep you fully informed before anything is adjusted.

Mike is on site regularly and personally involved throughout. Every trade is managed by us — one point of contact for everything.

On completion we carry out a thorough quality inspection before inviting you to do your own final walkthrough. Any items are addressed before handover. We apply for your Code Compliance Certificate from Auckland Council — confirming all work meets the New Zealand Building Code. Once CCC is issued, the house is thoroughly cleaned, keys are handed over and your Halo 10 Year Residential Guarantee is activated.

Although the build is complete, we don't disappear. We'll follow up down the track to make sure everything is working exactly as it should — and if anything needs attention, we're a phone call away.
