Whether you need a building consent depends on the type of work, not the cost. Some minor and like-for-like work is exempt under Schedule 1 of the Building Act, while structural changes, new plumbing or drainage, and extensions usually need consent from Auckland Council. We check this for your specific project before any work starts.

Building consent fees based on Auckland Council 2025–2026 schedule:
- Project value $100,000–$499,999: council deposit $5,398
- Project value $500,000–$999,999: council deposit $7,664

Additional levies apply — MBIE levy at $1.75 per $1,000, accreditation levy at $0.56 per $1,000 and building research levy at 0.1% of project value. A Code Compliance Certificate base fee of $700 is required on completion.

Architect/designer fees are paid to your designer, not to us, and are typically from $8,000 for a renovation or extension. Complex Builders manages all design, engineering and consent applications, led by a Licensed Building Practitioner.

Complex Builders manages the full house raising process including structural engineering, council consent and subfloor construction. Not every project requires house raising — we assess this during your consultation.

On completion of all consented work we apply for your Code Compliance Certificate from Auckland Council — confirming all work meets the New Zealand Building Code. This is essential for insurance, future property sale and legal compliance. We don’t consider a project finished until the CCC is issued and you’re completely satisfied.

Some minor and like-for-like work is exempt under Schedule 1 of the Building Act, while structural changes, new plumbing or drainage, and extensions usually need consent. We check this for your specific project before any work starts and manage the consent process if one is needed.

A straightforward single-storey extension typically takes 3–5 months from consent approval to completion. More complex work including house raising, second storey additions or full home renovations can take 6–12 months. We provide a realistic timeline upfront — not an optimistic one that sets you up for disappointment.

Our renovation projects start from $25,000, from kitchen and bathroom renovations through to full home transformations and extensions. For smaller jobs, a local handyman or renovation specialist will usually be quicker and better value. Every project gets the same standard of finish and the same dedicated project management.
